CFMG has exceptionally low vacancy rates thanks to proven, effective marketing campaigns. CFMG uses the company’s website, other internet tools including Craigslist, and lawn sign exposure. Additionally, ads in the local newspapers are placed if necessary to increase exposure for vacant units. CFMG is accurate and thorough with the market analysis of each property to ensure maximum benefits.

Competitive management fee structure
CFMG is competitive and offers one low monthly management fee for routine property management services. Please call CFMG at 209-522-2481 to learn more about the benefits of one flat monthly fee. Additionally, each property represents different circumstances. There are other specific services also available for an additional fee.

Modern accounting and financial reporting
CFMG utilizes the Rent Manager property management system to report all financial records. Upon request CFMG can provide numerous reports including monthly cash flow statements, property work order history, property rental history, and profit and loss statements. CFMG will facilitate payment of client invoices using available funds from the client’s trust account. Financial activity is tracked and monitored for accuracy. Clients receive the rent check and a monthly cash flow statement prior to the end of each operating month. The property management director will be available to answer questions about statement activity; all calls will be answered promptly.

Thorough application process
Application screening is critical to the tenant placement process. CFMG follows all federal and state real estate regulations to ensure you are in full compliance. CFMG completes a thorough background check of each interested applicant to validate all data provided. A search of the applicant’s credit history, source of income, housing history, criminal screening, and length of employment will be used in the evaluation process. CFMG seeks to secure the best qualified applicant who will pay the rent on time and care for your property.

Diligent collection of rent and other payments
CFMG’s rent collection process is professional and consistent. This office will be diligent about collecting rent in a timely manner to ensure positive cash flow. CFMG sets the expectation early on so that tenants understand rent must be paid on time. This office follows proven and standard practices when it comes to collecting rent, but in the event a tenant can no longer meet their rental obligation we will handle the legal process swiftly. CFMG is knowledgeable in state and local property management laws. If rents are not paid on time, we initiate the legal steps necessary to collect rents and/or evict tenants. We handle the entire eviction process so you won’t have to.

Comprehensive Maintenance
The staff at CFMG will coordinate all property maintenance repairs and monitor routine home services that save you time and money and ensure the repairs are done in compliance per state property code. CFMG understands routine and complex maintenance issues. By hiring CFMG, owners gain access to a network of licensed, bonded and insured contractors who have already been vetted for competitive pricing and quality work. This scenario translates into significant savings whereby each client shares the benefits of volume discounts on the work performed. Vendors used are flexible and offer 24-hour turnaround time for normal maintenance requests. There will be a fee charged for all repairs or maintenance coordinated by this office.
